About the Role:
Job Summary
Responsible for the effective execution of all maintenance work control processes. Efficient and effective use of planning and scheduling all resources to conduct daily maintenance activities for all NGHS facilities. This position is hands on and expected to be able to step in and complete work when needed. May need to assess work appropriately to justify needed corrective actions. Responsible for effectively communicating all maintenance needs to all level in the Organization. Must be able to express in writing and verbally, while maintaining leadership qualities.
Minimum Job Qualifications
Licensure or other certifications:
Educational Requirements: High School Diploma or GED.
Minimum Experience: Must have five (5) or more years experience in all facets of high volume maintenance work. Including HVAC/Electrical/Plumbing/Renovation). High level knowledge of general maintenance and leadership ability.

Strong knowledge of CMMS systems and related systems
Able to develop and maintain good working relationships with peers, leadership, and customers. Interact positively and productively with teams across organizational lines
Knowledge of ILSM, ICRA, Above ceiling, Open flame permits, Lock out tag out process
Excellent organizational and time management strategies with the abilities to set own priorities to coordinate multiple assignments and meet fluctuating and time sensitive deadlines
Essential Tasks and Responsibilities
Prioritizes, schedules, assigns, directs, supervises and evaluates staff to facilitate engineering work.
Sets priorities for all work orders and assigns work according to these priorities.
Demonstrates effectiveness in assisting employees in solving repair and maintenance problems, in least amount of time.
Reviews completed work assignments to ensure work quality. Ensures all work orders are process correctly and in a timely manner.
Researches supplies for highest quality and lowest possible cost and requisitions parts and supplies needed to complete a work order prior to the start of the work.
Schedules system interruption at the most convenient time possible and sets contractor work at convenient time best for hospital.
Responsible for maintaining proper staffing by preparing schedules and authorizing vacation and PDO requests.
Utilizes the department manpower efficiently providing the necessary manpower needed to complete the assigned task.
Ensures work being performed meets all life safety, fire safety, electrical and building codes which pertain to assigned task. Ensures all safe work practices are being followed by all employees. Coordinates contractor work to make sure it meets hospital standards.
Reviews print and specification prior to start of project. Coordinates work schedule for efficient completion of projects. Inspects projects in programs and at completion to ensure quality of work. Reviews all equipment and systems to ensure that they are compatible with existing system. Develops project budgets.
Correctly utilizes and insures staff under supervision correctly utilize appropriate personal protective equipment by using appropriate personal protective equipment in required situations, providing staff training to insure proper operational use of anticipated personal protective equipment and insuring integrity of hospital issued and staff provided personal protective equipment.
Reviews work request for accuracy and clarity.
Ensures scope of work order is clear including realistic lead time, completion date, and appropriate equipment identification.
Readily provides updates of work order to the originator as needed.
Organizes schedules and assignments based on organizational need.
Designs, reviews, and presents deliverable matrix expectations
Demonstrates sound judgment and competent skills with the ability to troubleshoot complex issues regarding scheduling.
Demonstrates excellent detail management of work order process while demonstrating consistent, reliable, and timely customer service.
Participates in planning, development, and communication of work flow processes and changes as needed.
Synthesizes data to generate productivity reports and other reports as needed by the department.
